Monthly Sales were 71 units. Comparison to last month: Decreased 51% from 145 units. Comparison to this month last year: Decreased 32% from 105 Units.
Average Sold Price was $221,460. Comparison to last month: Increased 14% from $194,341. Comparison to this month last year: Increased 2% from $217,878.
Current Inventory is 10.11 months. Comparison to last month: Increased from 4.9 months. Comparison to this month last year: Increased from 5.80 months.
Average Days on Market were 113. Comparison to last month: Increased from 61 days. Comparison to this month last year: Increased from 109 days.
So what do all these numbers mean? Remember, the tax credit expired. Most closings happened by the June 30 deadline. (A few stragglers were able to take advantage of the extended deadline.) What I do see as encouraging is that the average sales price was up. If you are a seller, you have a lot of competition out there. Make sure that your home is is top notch condition and price it well. An overpriced home will only help to sell the competition.

Monthly Sales were 153 units. Comparison to last month: Increased 16% from 128 units. Comparison to this month last year: Increased 25% from 115 Units.
Average Sold Price was $188,863. Comparison to last month: Decreased 13% from $216,252. Comparison to this month last year: Decreased 9% from $206,806.
Current Inventory is 4.45 months. Comparison to last month: Decreased from 5.14 months. Comparison to this month last year: Decreased from 5.46months.
Average Days on Market were 73. Comparison to last month: Decreased from 81 days. Comparison to this month last year: Decreased from 102 days.
So what do all these numbers mean? Many first time homebuyers were taking advantage of the tax credit. We will see lots of homes closing in the next month as well.
Remember, the tax credit expired on April 30, 2010 and those buyers have until June 30, 2010 to close on those homes. Knowing that, I wondered what the pending activity was for May. 93 properties in Ascension Parish went under contract compared to 120 in May of 2009. To show you how the tax credit helped stimulate sales, there were 177 homes to go under contract in the month of April 2010. That was a 47% drop in sales… Ouch! The medicated market will now take a few months to level out. Watch closely for the interesting times ahead.

Monthly Sales were 126 units. Comparison to last month: Decreased 5% from 133 units. Comparison to this month last year: Increased 13% from 110 Units.
Average Sold Price was $215,954. Comparison to last month: Increased 4% from $206,398. Comparison to this month last year: Increased 4% from $206,370.
Current Inventory is 5.13 months. Comparison to last month: Increased from 4.86 months. Comparison to this month last year: Decreased from 5.91 months.
Average Days on Market were 81. Comparison to last month: Decreased from 92 days. Comparison to this month last year: Decreased from 91 days.
So what do all these numbers mean? Average sales prices are up and average days on the market are down… Looks like real estate in Ascension Parish is still holding its own!
Remember, the tax credit expired on April 30, 2010. Knowing that, I wondered what the pending activity was for April. 185 properties in Ascension Parish went under contract compared to 146 in March. I think we will see the average sales prices fall in May because of the number of First Time Home Buyers that took last minute advantage of the tax credite. Interesting times ahead!

Monthly Sales were 132 units. Comparison to last month: Increased 28% from 95 units. Comparison to this month last year: Increase 23% from 101 Units.
Average Sold Price was $206,632. Comparison to last month: Increased 5% from $197,059. Comparison to this month last year: Decreased 5% from $216,217.
Current Inventory is 4.73 months. Comparison to last month: Decreased from 6.45 months. Comparison to this month last year: Decreased from 6.91 months.
Average Days on Market were 92. Comparison to last month: Held steady at 90 days. Comparison to this month last year: Decreased from 107 days.
So what do all these numbers mean? The June 30, 2010 closing deadline for the tax credit is nearing! The early risers are closing on their new homes so that they are sure to meet the deadline for the tax credit.
In March, the hottest price range was the $160,000 to $169,999 range.

Monthly Sales were 95 units. Comparison to last month: Increased 26% from 70 units. Comparison to this month last year: Increase 8% from 87 Units.
Average Sold Price was $197,038. Comparison to last month: Decreased 5% from $207,896. Comparison to this month last year: Decreased 9% from $217,229.
Current Inventory is 6.34 months. Comparison to last month: Decreased from 8.91 months. Comparison to this month last year: Decreased from 7.95 months.
Average Days on Market were 90. Comparison to last month: Held steady at 91 days. Comparison to this month last year: Decreased at 109 days.
So what do all these numbers mean? The tax credit is fueling the first time homebuyers to make their leap into homeownership. This is indicative of the average sales price. The smaller homes are flying off the shelves!
Monthly sales are up due to the tax credit incentive as well. I predict that we will see monthly sales rise until the close deadline of June 30, 2010

Monthly Sales were 69 units. Comparison to last month: Decreased 25% from 92 units. Comparison to this month last year: Increase 13% from 60 Units.
Average Sold Price was $208,242. Comparison to last month: Increased 11% from $186,342. Comparison to this month last year: Increased % from $207,265.
Current Inventory is 8.85 months. Comparison to last month: Increased from 6.53 months. Comparison to this month last year: Decreased from 11.68 months.
Average Days on Market were 92. Comparison to last month: Increased from 67 days. Comparison to this month last year: Held steady at 92 days.
So what do all these numbers mean? The Average Sold Price is up due to some “long time homeowners” taking advantage of the $6,500 tax credit. There are some local move ups happening and that is driving the average sales prices up.
The monthly sales were down for January but that is not anything to worry about. January is historically a slow real estate month. I do anticipate a spike in number of sales in the next few months.

Monthly Sales were 91 units. Comparison to last month: Increased 3% from 88 units. Comparison to this month last year: Increase 11% from 81 Units.
Average Sold Price was $186,413. Comparison to last month: decreased 2% from $191,023. Comparison to this month last year: Decreased 10% from $207,090.
Current Inventory is 6.48 months. Comparison to last month: Holding steady from 7.05 months. Comparison to this month last year: Decreased from 8.92 months.
Average Days on Market was 67. Comparison to last month: decreased from 78 days. Comparison to this month last year: Decreased from 87 days.
So what do all these numbers mean? The Average Sold Price being down is again indicative of the type of buyers we are seeing. First time homebuyers are still fueling the market. The inventory is slowly being eaten up and homes are not sitting on the market as long. This is all great news in the recovery of the housing market. I feel as if we have hit the bottom and are on our way up. FHA has announced some changes that will not make the climb easy. But as the old fable goes…SLOW AND STEADY WINS THE RACE.
As I am sure you are aware, the tax credit has been extended to having an accepted contract in place by April 30, 2010 and closing by June 30, 2010. It has also been expanded to include “long time homeowners”. These homebuyers will receive $6,500 on a new purchase. For more information about these credits, click here.

Monthly Sales were 86 units. Comparison to last month: Decreased 4% from 90 units. Comparison to this month last year: Increase 17% from 71 Units.
Average Sold Price was $187,791. Comparison to last month: decreased 10% from $208,335. Comparison to this month last year: Decreased 17% from $225,146.
Current Inventory is 6.95 months. Comparison to last month: Holding steady from 6.73 months. Comparison to this month last year: Decreased from 11.15 months.
Average Days on Market were 76. Comparison to last month: decreased from 86 days. Comparison to this month last year: Decreased from 98 days.
So what do all these numbers mean? In my opinion, they mean that we are holding steady for this time of the year. The Average Price Sold being down in nothing to be alarmed about. The original tax credit was due to expire on November30, 2009 so I would venture to guess that most of these homes were bought by first time home buyers. The price point in which they buy is lower than $200,000. In fact, most of the homes sold were in the $170,000 – $179,999 range. The great news is that home sellers were getting 98.98% of their asking price! Kudos to the homeowners and Realtors (r) who are working together to price the homes correctly!

Ascension Parish Market Stats for October 2009

Monthly Sales were 88 units. Comparison to last month: Decreased 27% from 121 units. Comparison to this month last year: Decrease 6% from 94 Units.
Average Sold Price was $205,143. Comparison to last month: Increased 7% from $191,622. Comparison to this month last year: Decreased 5% from $215,793.
Current Inventory is 6.56 months. Comparison to last month: Increased from 4.76 months. Comparison to this month last year: Decreased from 8.54 months.
Average Days on Market were 86. Comparison to last month: Increased from 83 days. Comparison to this month last year: Decreased from 97 days.
So what do all these numbers mean? In a nutshell, it means that the historic fall/holiday slow down has begun. Most of the first time home buyer’s purchased earlier because the tax credit was due to expire on November 30, 2009. I think we will continue to see our slow down over the holidays. On November 6, 2009 it was announced that the tax credit was extended until April 30, 2010 and there was an expansion for “long time resident” purchasers of $6,500. This should spark some more interest but I wonder if people will wait until after the holidays.
The good thing about the holidays coming up is this. The sellers putting their homes on the market are serious sellers. They need to move and will price their properties appropriately. The buyers that are out looking are also serious. They are not the spring time buyers just out enjoying the weather.
Average Sales prices are back up. They are closer to the 12 month average which is $211,985.

Ascension Parish Market Stats for September 2009
Monthly sales were 120 units. Comparison to last month: Increase 8% from 110 units. Comparison to this month last year: Increase 50% from 55 Units.
Average Sold price was $191,387. Comparison to last month: Decreased 14% from $221,891. Comparison to this month last year: Decreased 10% from $213,272.
Current inventory is 4.69 months. Comparison to last month: Decreased from 5.53 months. Comparison to this month last year: Decreased from 14.87 months.
Average Days on market were 78. Comparison to last month: Decreased from 93 days. Comparison to this month last year: Increased from 116 days.
So what do all these numbers mean? First let me say, “Don’t Panic!” I can tell you this because while I was working these numbers, I felt a wave of panic flow through me. How will I report this? Then I did a little investigating.
Yes, Average Sales prices are down. Let’s take a closer look. The units were up. First Time Homebuyers are buying right now to get their $8,000 stimulus monies. The biggest range of homes sold were in the $140,000-$149,900 and the $160,000 to $169,900 range. Throw a few of these in the mix and the average sales prices go down. As I have been saying…homes in this price range that are in good condition and are priced right are SELLING!
Remember, this month last year we were hit with Hurricane Gustav. You see the effects by looking at units sold and the inventory. We are doing much better, thank goodness!
Our inventory is declining and the sellers are getting 98.32% of their asking price!
